The Refuge is a 4,406-acre retreat in Sumter County with four miles of frontage on the Wateree River. The property lies in the high-end sporting district of the Wateree River Basin just north of Highway 378. The diversity of habitat from swamp to uplands, and forests to fields, makes way for a recreational mecca in the heart of the South Carolina Midlands. The upland habitat consists of four different pine stands that have all been intensively managed and could be manipulated for a pre-season quail release program. Structures include a 6,500 sq ft residence (8,200 sq ft including porches), saline pool, 3,200 sq ft guest house, 1,500 sq ft enclosed shed, and a 3,800 sq ft pole barn. The driveway meanders through mature pines for almost a mile upon approaching the lodge. Upland hunting improvements include: an 80-acre irrigated duck impoundment, 20-acre lake, 100± acres of irrigated agricultural fields and a dove field with power line. The historic duck use of the Wateree River Basin plays an integral factor in the successful hunting that takes place at The Refuge. The impoundment was originally built in the 1980's, and has had prominent success. Located just fourteen miles north of the Lake Marion headwaters, The Refuge is in a prime waterfowl region. The center-pivot irrigation systems are in place in the duck impoundment to assure crop survival throughout planting season. A variety of duck species including gadwalls, wigeon, mallards, black ducks, red heads, pintails, ring-necks, wood ducks and shovelers were all harvested from the property in the 2020-2021 season. Last season the impoundment held 6,000-8,000 birds at any given time. In years past, swans have spent extended time in the impoundment. The habitat is nothing less than first class, and as impressive as anywhere else in the state, making it a truly premier wild waterfowl destination. The Refuge has approximately 3,500 unencumbered bottomland hardwood acres. Approximately 1,000 acres are mature virgin-like hardwood stands consisting of cypress, tupelo, and oaks. The swamp is very accessible, with over 20 miles of roads and trails that wind along the river, in addition to Wateree Road which runs from Claremont Road to the river. The swamp provides a natural habitat for waterfowl, deer, wild hogs, and turkeys. Old beaver levelers are in place that can be used to manipulate water to certain areas. In years past, the impoundment has acted as a refuge for the waterfowl and most of the hunting has taken place in the swamp. This allows for more hunt days, as well as less pressure and disturbance of the ducks. This is truly a recreational paradise for the outdoorsman who loves to chase the hunt! The investment potential is significant for timber harvesting, a conservation easement, and carbon projects. The Refuge is located 15 miles from the historic town of Camden and 33 miles to Downtown Columbia. Cook Mountain, the State's 1,200-acre nature preserve, and 3,285-acre Goodwill Plantation are located directly across the river. This is the largest contiguous property that is being offered in the state of South Carolina and an incredible opportunity to own a premier property.
